Nyanne III is a mixed-use building located in the heart of the newly revitalized Alberta District.

The building was designed to accomodate two retail spaces on the ground level and two leasable loft spaces on the second floor. Nyanne III is pre-engineered metal, providing cost savings for smaller buildings and incorporating a more urban industrial style. Exterior finishes include corrugated and flat panel siding and exposed steel stairs and balconies.

The interior design is of industrial nature, exposing the steel structure and stained concrete floors. the addition of wood cabinetry to adds a residential character in the loft spaces.
